Free home value report

Your home's value, read by someone who knows your street.

Home value websites work from tax records and square footage. They can't see the new roof or the finished basement, and they often miss last month's sale around the corner. We pair you with a licensed agent who works your neighborhood, and they email you an honest value range with the reasoning behind it.

The process

From address to answer in three easy steps

You share the address, a local agent does the homework, and you receive a value range with the reasoning spelled out.

Share the property

An address and ZIP code get things started. Your ZIP tells us which agent actually covers your neighborhood.

An agent studies nearby sales

They look at homes close to yours that recently sold, then adjust for size, age, lot and condition. Sold prices only — asking prices can be far off the mark.

Receive your range

An honest range instead of a single overconfident figure, the sales behind it, and what could move your home toward the top. What you do next is entirely up to you.

Every kind of home

Bungalow, colonial, ranch, or anything in between

Each home is compared with similar homes on nearby streets, not measured against a citywide median.

Inside your report

A realistic value, explained

Automated estimates are fine for browsing, but they're a shaky basis for a real decision. They can't account for condition, floor plan, natural light, the street itself, or what you've invested in upkeep and upgrades. An agent who sells homes in your area week in, week out takes all of that into account.

  • Your estimated value range and how it was reached
  • The recent nearby sales used for comparison
  • Typical time on market for similar homes
  • Upgrades that tend to pay off locally — and ones that don't

Your monthly update

Stay in the loop with one brief email a month

Recent sales in your area, what they sold for, and how they affect your home's value — a couple of minutes to read. Not planning to move for years? That's perfectly fine. That's who it's for.

  • Focused on your ZIP code, not the whole metro

Why people ask

You don't have to be selling to want the number

Most requests come from homeowners with no plans to list. They're refinancing, handling an estate, questioning a property tax assessment, or simply curious after a sold sign went up down the block. All good reasons, and none of them binding.

FAQ

Good questions, straight answers

Something else on your mind? Email hello@localhomereport.com.

Is it really free? How do you make money?
Yes, it's free for homeowners. Here's how it works: we provide marketing services to real estate agents, who pay us a flat monthly fee to reach homeowners in their area. We're never paid per lead or per sale. You owe nothing, and you have no obligation to use the agent who prepares your report. If you never sell, you've still gained a well-reasoned number.
Will I get phone calls?
Our form doesn't collect phone numbers. Your report is emailed by the agent who covers your area. If you'd like to speak with someone, just reply to that email.
How is this different from Zillow or Redfin estimates?
Those sites use automated valuation models, which are useful and draw on large volumes of public records and sales data. What a model can't judge is the specifics — an updated kitchen, a lot that backs onto a park, a busy road. In fast-moving or unusual markets those details can add up to a big difference. A local agent uses the same data plus firsthand knowledge of the neighborhood.
Does someone need to come inside?
No. Your report is based on comparable sales and public records. A walkthrough can sharpen the number, and the agent may suggest one, but it's optional and never required to receive your report.
What happens to my address and email?
They go to a licensed agent near you, who prepares and emails your report, and to the service providers that host this site and deliver our email. Checking the consent box authorizes that. Agents pay us a flat monthly marketing fee. You can unsubscribe, opt out, or request deletion whenever you like. See our Privacy Policy for details.
Is my report an appraisal?
No. An appraisal is a formal, regulated valuation used by lenders and courts. Your report is a market opinion from a licensed real estate professional — helpful for planning, but not a replacement for an appraisal when one is required.
